1. Who we are
- Trading name: Casas Paulinha
- Email: geral@casaspaulinha.com
- WhatsApp and phone: +351 920 030 534
Casas Paulinha operates and manages the accommodation shown on this website, on its own behalf or on behalf of the respective holders of the Local Accommodation (AL) registration. The registration number of each property is shown on its page.
2. What these terms apply to
These terms apply to bookings made directly on this website. Bookings made through other platforms (for example Airbnb or Booking.com) follow those platforms' conditions, including payment and cancellation.
By confirming the booking, you declare that you have read and accept these terms and the privacy policy. The version in force on the booking date applies.
3. Booking, price and confirmation
- The price shown is the total price of the stay for the chosen dates and number of guests, in euros, including VAT at the legal rate where applicable. It includes final cleaning, bed linen and towels.
- The municipal tourist tax is included in the price shown.
- Direct bookings get a 10% discount on the house calendar price.
- The booking is only confirmed once payment has been accepted. We send the confirmation by email with a summary of the booking. If, between payment and confirmation, the dates become unavailable, we automatically refund the full amount paid.
- The person making the booking must be at least 18 years old, stay at the house and provide accurate details. They are responsible for the group during the stay.
- Extra services (for example extra cleaning, baskets or car hire) are ordered separately in the house's digital guide, at the price shown when ordering.
4. Payment
The full amount is paid when booking, by card, through Stripe, a certified payment platform. We do not have access to your full card details. The invoice is issued in the name of the person making the booking, unless requested otherwise before arrival.
5. Cancellation and changes
- Up to 15 days before the arrival date: you can cancel and we refund the full amount paid.
- Less than 15 days before arrival: no refund. In exceptional situations and at our discretion, we may grant a partial or full refund.
- Early departure or no-show does not entitle you to a refund for unused nights.
- To cancel or request a change of dates, contact us by email or WhatsApp with the name and dates of the booking. Changes depend on availability and may change the price.
- Refunds are made to the same card used for payment and may take up to 5 business days to appear in your account.
Right of withdrawal. As this is an accommodation service for specific dates, the 14-day right of withdrawal for distance contracts does not apply (Article 17(1)(l) of Portuguese Decree-Law no. 24/2014). The cancellation policy above applies.
If we have to cancel. If, for reasons that are not your responsibility, we cannot provide the house (for example a serious breakdown or force majeure), we will let you know as soon as possible and offer an equivalent alternative. If you don't accept it, we refund the full amount paid.
6. Arrival, registration and departure
- Check-in and check-out times are those shown on the house page and in the booking confirmation. Early arrival or late departure is only possible with our prior agreement.
- Portuguese law requires guests to be registered. Foreign guests' details are reported to the authorities (SIBA/AIMA system) and all guests' details are kept in the accommodation's guest book. Before arrival we send the link for online check-in.
- Access instructions and codes become available in the house's digital guide after online check-in is completed, on the day of arrival.
- On the day of departure, the house must be left in normal condition, with keys and cards in the place indicated in the guide.
7. House rules
- The number of guests may not exceed the number booked or the capacity of the house. Access to the house is reserved for registered guests.
- Parties and events are not allowed. We ask for quiet between 10 pm and 8 am, out of respect for the neighbours.
- Smoking is not allowed inside the house. Pets are not allowed unless stated otherwise on the house page.
- Guests must follow the building and condominium rules, the instructions in the digital guide and the waste-separation rules.
- In the event of a serious breach of these rules, or disruption to the running of the accommodation or the neighbours' peace, we may refuse access or end the stay, without a refund.
8. Damage and liability
- Please let us know as soon as possible about any breakdown or damage. The booking holder is liable for damage caused to the house, its contents or the building's common areas by the guests and their visitors, beyond normal wear and tear. In that case we provide proof of the damage and the cost of repair.
- Pools, balconies, terraces and equipment must be used with due care. Children must always be accompanied by an adult.
- We are not liable for personal belongings left in the house or for water, electricity, gas or internet outages caused by third parties, provided we do our best to resolve them quickly. This limitation does not apply to damage caused by our wilful misconduct or gross negligence, nor does it affect the rights the law gives consumers.
- The properties have the civil liability insurance required under the Local Accommodation regime.
9. Complaints and dispute resolution
If something doesn't go right, please talk to us first, by email or WhatsApp. We'll reply as quickly as possible.
You can also submit a complaint through the Electronic Complaints Book:
